A traditional modular home will use significantly more lumber, up to 30% more, than a home stick built on site. The reason for this is simple. The modular sections must be stronger because of transportation from the factory to the building site, and because each section will be lifted by a crane from the carrier and placed on the foundation. Professional Building Systems of NC builds a double band joist around each module so that it can support the transference. In all two-story homes we construct an independent second floor system, which is necessary to support the upper modules. Because of this additional floor system, modular two story homes are approximately one foot taller than their stick built counterparts.
When each home is completed, it will consist of a series of modules. Trucks deliver the modules to the building site. Assembled together on the foundation, the modules form a permanent structure. Under normal circumstances, your new custom built modular home will be manufactured by Professional Building Systems, Inc. and delivered to the building site where your builder will handle the acquisition of all necessary permits, site preparation, setting of the house, and the completion of all necessary work required to obtain a certificate of occupancy.
